Insulated lime plaster in Welsh stone cottage

We recently carried out a ceiling insulation and plastering job in Ruthin, North Wales, working on a traditional stone cottage with cold, uneven ceilings that needed upgrading without damaging the original structure.

Rather than remove the existing lath and plaster, we chose to overboard the ceilings. This preserved the existing surface while providing a stable base for insulation and new lime plaster. Overboarding is a low-impact method that suits older properties where disturbance needs to be kept to a minimum.

For insulation, we used Warmcote, a lime-based insulating plaster from Best of Lime, applied directly onto the overboarded ceiling. We built it up to 50mm in one pass—the maximum allowed—adding substantial thermal performance while maintaining full breathability.

Once the Warmcote had cured, we applied a fine skim of Topcoat from Chalk Down Lime to achieve a clean, smooth finish ready for decorating. The entire system remains vapour-permeable, helping to regulate moisture and prevent issues like condensation or trapped damp—essential in solid wall buildings.

This method is ideal for heritage properties and period cottages across Wales and the North West, offering a natural way to improve comfort without compromising character or causing long-term damage.
